[Case Study] Completing Asbestos Surveys Single-Handedly: A Practical Example Showing a 90% Reduction in On-Site Labor and Over 80% Efficiency Improvement in Record-Keeping

▼ Highlights of this case study

Challenge: Surveyor and contractor had to work side by side, resulting in a massive amount of administrative work, such as organizing photos and creating ledgers.
Implementation: Scanat to simplify photo organization using scanned data and to facilitate smooth on-site collaboration through 3D models.
Results: On-site labor hours were reduced by approximately 89%, enabling surveys to be conducted by a single person. Time spent creating records was also reduced by approximately 83%, achieving significant operational efficiency gains.

■About Kentsu Techno Co., Ltd.

・As a construction professional, how can we streamline the ancillary task of "asbestos surveys"?

Kentsu Techno Co., Ltd. is a specialized construction company that handles a wide range of projects, including building construction, painting, and waterproofing.

Due to recent legislative changes, the "pre-construction asbestos survey" has become a mandatory requirement and an unavoidable part of any construction project.

The challenge is to maintain efficiency while ensuring the accuracy of our surveys, all without interrupting our core business of "construction and renovation," which is where our primary focus should lie.

■Challenges Before Implementing Scanat

・The limitations of "manual preliminary research," which requires significant manpower and time

Our previous workflow faced the following challenges:

  • In addition to the inspector, a contractor must accompany them (two-person team)
  • On-site work that takes a total of 90 minutes just for visual inspections and taking photographs
  • The heavy administrative burden of creating photo logs (120 minutes) and preparing investigation reports (90 minutes) after returning home

In particular, “on-site inspections conducted by two-person teams” involved significant scheduling costs and had become a bottleneck in improving overall organizational productivity.

■How We Discovered Scanat and Why We Chose It

・The deciding factors were the precision that allowed me to shoot everything on my own and the ease of explaining the process

The goal behind the implementation was to prevent reliance on individual expertise in on-site operations and to promote the automation of administrative tasks.

  • One person, done in no time: Simply scan to capture the entire worksite
  • Eliminating the Need for Photo Organization: A Shift to Extracting Specific Areas from 3D Models
  • Smooth Consensus Building: By sharing 3D models, work plans can be explained without the need for follow-up visits

Recognizing these benefits, we decided to implement the system with a view to utilizing it in a wide range of applications, from asbestos surveys to pipe renovations and the selection of materials for interior construction.

■Benefits of Implementation

・On-site work reduced to 20 minutes. Administrative work has also seen a dramatic increase in speed.

Since its implementation, the workload associated with preliminary asbestos surveys, in particular, has been dramatically reduced.

[Total time required for preliminary site surveys]

  • Before implementation: 180 minutes (3 hours total with a two-person team)
  • After implementation: 20 minutes (completed by a single person) ⇒ Approximately 89% reduction

[Time Required to Prepare Preliminary Investigation Records]

  • Before implementation: 270 minutes (photo log + report preparation)
  • After implementation: 45 minutes (no photo log + report only) ⇒ Approximately 83% reduction

"Because we can share site conditions using 3D models, explaining work plans goes more smoothly, which helps reduce unnecessary return visits and travel, " they say, noting that the benefits go beyond mere numbers.

■Benefits of Implementation

・From surveys to renovation plans, 3D data is transforming construction sites

Scanat is proving invaluable in a wide range of applications, from asbestos surveys to assessing the current state of water leaks and developing plans for pipe renovations.

Because we can accurately capture the current state of the site in 3D, we can now prevent mistakes in material selection.

Going forward, we plan to leverage this high-precision data to further advance digital transformation in the field.
